Heights & Use

The Phoenix Quarter is on a low elevation relative to the old town, the varied heights and roof forms of the proposed buildings would compliment the silhouette of the existing townscape that rises above the quarter.

The majority of buildings are three and four stories with houses and some riverside buildings at two stories in height. In addition to the study of selected vistas, Angel Property have commissioned as a design tool a digital topographic survey of the quarter and its surrounding context from z-mapping which can be used as an ongoing study tool. 

Traditionally, the contemporary monotony of a continuous, uninterrupted roof level was punctuated by church towers, clock towers and other local landmarks. Landmarks help to provide reference points and emphasise the hierarchy of a place, they are best located at centres of activity and the convergence of street networks.

Slim residential towers or campanile are proposed as additions to the buildings to reintroduce the townscape tradition to a contemporary development and to emphasise key locations within the Quarter.

Angel Property have been through extensive consultation on the heights and massing of the proposals with English Heritage, The South East Regional Design Panel and Lewes District Council, many changes have been made in response to feedback from these parties.
